Your Real Estate Agent Will:
- Search out properties on the market, including "For Sale By Owner" properties not included in the MLS, bank foreclosures (REO) and new construction,
- Provide access and tours of properties,
- Assist you in finding the lender that is right for you and obtaining a favorable loan package,
- Develop a preliminary evaluation of a property and provide an explanation of comparative property values in the area (CMA),
- Properly advise you on price and other advantageous negotiating options and prepare a purchase offer,
- Deliver any purchase offer promptly to the seller or the seller's agent,
- Negotiate with the seller on your behalf, to advocate your position and obtain the best price and terms possible,
- Assist you in scheduling home inspections and negotiate any necessary repairs with the seller,
- Accompany you on a final walk-through of the property before closing,
- Attend the closing and provide assistance to you and/or your attorney at the closing
Research and Analysis
Your buyer's agent will evaluate the most appealing homes in your price range. With your input, we'll create a list of properties, search and compile the public/private property data available. Additionally, we will analyze recently sold properties that are comparable to the home you have selected. From there, your agent will help you determine the appropriate price and terms for your offer to purchase.
